Not saying I expect my house to burn down or anything, but I was thinking that an advantage of sword collecting is that a fire or flood wouldn't damage anything except for the handle and sheath. But if my collection were to be caught in, say, a house fire, would it affect the heat treat in a negative way? Just wondering...

You know you are a little obsessive about sword collecting when the first thing you think about after your house has burned down is the heat treatment on your swords.

Several months ago, I do believe there was a thread on this site that showed an iaitō that was in a house fire. If I recall correctly, the person who made the post was inquiring if it would be feasible to heat treat the blade again and wanted information on restoration services.

From what I have read, owning a family sword that had been in a fire is a common problem in japan.
You can do another heat treatment on such a sword to return the general look of the sword to what it was.
